Orlando truly has it all: From a thriving downtown community and being a tourism hot spot to also being home to “Orlando’s hometown team,” the University of Central Florida Knights!
Where Is It?
Orlando’s college town is located on the east side of the city just a hair away from Oviedo and Seminole County. East Orlando is about a 20 minute drive from downtown through SR 408 and about 30 minutes from Universal Studios.
This college town offers an assortment of things to do aside from attending football games! You can eat and shop at Waterford Lakes Town Center, catch a movie at Regal Cinemas, party hard at Knights Library, or take a relaxing walk at Jay Blanchard Park.
Is it all College Students?
Given that much of East Orlando is a college town, there are bound to be nothing but college students — or so you thought!
Although much of East Orlando’s community is made up of college students, the median age for people living there is 35.

What Types of Homes Are There?
East Orlando offers a wide variety of single family homes in multiple communities. Some communities include the Spring Isle Palms, the Reserve at Park Manor, and Avalon Park.
Depending on the kind of home you’re looking for, pricing may vary. Many three bedroom homes start at $300K. Four or more bedroom homes can range anywhere from $500K to $700K with three or four bathrooms.
If you’re looking for apartments a college kid can rent, there are loads of communities, such as The Place at Alafaya, the Pointe at Central, Knights Circle, the Boardwalk at Alafaya, Plaza on University and more!
Most of these apartments come fully furnished and can go from at least $1.4K for a one bedroom/bathroom to $700-$900 for two to four bedrooms/bathrooms, per resident.
Avalon Park
Avalon Park is one of the most popular neighborhoods in the UCF area. In it, you can find plenty of single family homes with prices ranging from the low $300Ks to the high $900Ks.

Waterford Lakes is one of the most central areas you can find in this college town. In addition to having an exciting shopping center, there are plenty of houses for sale and apartments for rent.
You can find single family homes for sale in Waterford Lakes ranging from the low $400Ks to the high $600Ks, making for a pretty affordable neighborhood comparatively.
