Lake Nona Neighborhoods

Lake Nona is very popular and the most asked about area in Central Florida, with many questioning if they can afford it. If you’re looking at Lake Nona as a whole, the lowest prices can range around the $400’s, then go all the way up to $8-9 Million. This includes the master-planned community Laureate Park, Lake Nona Golf & Country Club, and more! Let’s dive into all of the neighborhoods in Lake Nona, and talk about prices and what they offer.



Lake Nona Golf & Country Club

This club in Lake Nona is one of the most exclusive in all of Central Florida, which is where the most expensive homes live in this area. The Lake Nona Golf & Country Club includes a lot of amenities for its residents including golf (of course), tennis, pickleball, clubhouses, pools, lake access, and more. Construction here began in the late 90’s, but there are still a lot of new homes being built today. Depending on view, lot size, and other varying factors, homes can range from $2 Million to $7-$8 Million.

Located in North Lake Nona, this neighborhood is very close to the airport for those who like to travel. However, what’s great about this is that although the airport is very close, you’re just far enough away where you don’t hear planes coming and going on a daily basis. It is also close to the theme parks, shopping, and many local restaurants and hot spots including Boxi Park and The Wave Hotel.

Laureate Park

When you think of buying in Lake Nona, this is the place most future homeowners in this area look at. Laureate Park has a lot to offer for those looking to live here, including nature trails and multiple parks. 

What’s unique about this neighborhood is there are about 8 builders in total that have helped build this area, so all of the homes are unique stylistically when looking from one to the next. There are townhomes, single family, and estate size homes suitable for whatever size your family is. The prices here can range from the low to mid $400’s for a townhome, and go up to $1-1.5 Million for more of an estate home.

This neighborhood includes everything from medical schools and facilities such as UCF College of Medicine, Nemours, and the VA Medical Center. There are also many other businesses offering local jobs to the area along Lake Nona Boulevard.

Village Walk at Lake Nona

This neighborhood is the most under-appreciated considering its location and price point in Lake Nona. Developed between 2005 and 2015, Village Walk contains a wide variety of home styles starting in the upper $300’s and can go up to $1 Million. One of the most popular, and most affordable, are the villas that are adjoined to another by one wall. These usually range in the upper $300’s to lower $400’s. Amenities in this gated community include pools, tennis courts, clubhouses, and more. 

This neighborhood is also zoned for all Lake Nona Schools including Lake Nona High, Lake Nona Middle, and Laureate Park Elementary.

Laurel Pointe

Built and currently under construction by Toll Brothers, Laurel Pointe is a smaller enclave located off of Narcoossee Road and Luminary Boulevard. This gated neighborhood will contain cottages and luxury homes from $1.3 to $2+ Million, with model homes opening this month – October, 2022.

They do have a lottery for those interested in buying a home in Laurel Pointe, but act fast because this highly anticipated neighborhood will sell very quickly.

Isles of Lake Nona

Like Village Walk, this neighborhood has a wide variety of home styles and price points. Built by Pulte Homes, townhomes start in the $400-500’s, and single family homes between the $700’s to $1.4 Million range. In addition to the given clubhouse and pool, the Isles of Lake Nona also has a splash pad, community fire pit, and multiple sports courts.

Located in the southernmost part of Lake Nona, this neighborhood is still close to everything Lake Nona as a whole has to offer. This includes the Lake Nona Town Center, Medical City, and the Orlando International Airport.

Summerdale Park

Built by Craft Homes and Dream Finders, Summerdale Park is one of the newest communities in Lake Nona alongside Laurel Pointe. It’s located in South Lake Nona along Boggy Creek Road, and is being built by some of the same builders as Laureate Park. Prices range from the mid $500’s to $1 Million for both builders, depending on square footage and lot.

Keep in mind that although this neighborhood is the furthest south in Lake Nona, it is still only about 10-15 minutes from everything Lake Nona has to offer.

Overall

Lake Nona has become more popular over the past couple of years, but not too long ago there definitely weren’t as many high end homes. Since the pandemic started in 2019, and over time as this area has matured, Lake Nona has grown a lot to include major businesses and industries. In turn, this has brought on new neighborhoods and communities throughout.

Although there are many other neighborhoods that are adjacent to Lake Nona, the ones listed above are located in the Lake Nona “Proper” area.
