Community Spotlight: Davenport & Reunion Resort

Thinking of investing in a short term rental property located near the Walt Disney World Resort? The Reunion Resort and Davenport area are home to thousands of vacation rentals thanks to their location outside of Orange County’s strict short-term rental jurisdiction.

Where is it?

Located 13 minutes from the Disney parks, the Reunion Resort is a vacationers paradise. Not only does it’s convenient location allow you to bypass Orlando’s main interstate on the way to the parks, it also puts you minutes away from a variety of grocery stores, shopping outlets and a variety of chain restaurants. Located just a bit further down I-4, Davenport is where locals and vacationers coexist in an affordable, established community.

What is there to do?

Chartered in the mid-1800’s as a U.S. Military Fort, Davenport has seen tremendous growth in recent years. It’s appeal stems from its prime location on the I-4 corridor and affordable housing options. Due to its location within Polk County, Davenport and Reunion are subject to a much more relaxed policy on short-term rentals such as AirBnb and VRBO compared to Orlando’s Orange County. Over 12,000 residences- consisting of apartments, condos, villas and single family homes- makeup the community. The new Posner Park shopping center is home to a variety of stores including Starbucks, Target, Dicks Sporting Goods and various others including retail and restaurants.

The Reunion Resort was established in 2001 to be an all encompassing vacationer’s paradise. It’s comprised of three golf courses, a waterpark, 10 pools, several restaurants and six different wedding and event venues. The home prices here can range anywhere from $250,000 to $7 million. On average though, expect to pay anywhere between $300-$500 depending on what you’re looking for.

How far is it from other Central Florida attractions?

Thanks to it’s convenient location right off of I-4, the possibilities for entertainment are endless. A quick ride down the interstate will get you to downtown Orlando in 45 minutes, Tampa in an hour and Daytona Beach in less than two! If you’re looking to explore further south, Miami is less than a four hour drive, considering you don’t run into any traffic on the way. But let’s be honest- most people looking to buy or invest in this area are doing so due to the close proximity to the best theme parks in the country. As I mentioned before, the Walt Disney World Resort is right up the road at 13 minutes, Universal Studios is 40 minutes and SeaWorld and Aquatica are only 30. Thinking about stepping away from the Orlando tourists? Tampa is home to Busch Gardens, an hour jaunt away!



Who is Davenport/ Reunion best for?

I think it’s easy to see that those looking to be on a permanent vacation and people interested in investing in a vacation home would make the best Reunion residents. While Davenport is also a great place to own a vacation home, it is also one of the most affordable places to live around central Florida. If you’re looking to get a little more bang for your buck, Davenport is definitely worth checking out. The public school districts for this area are rated “below average” by GreatSchools.org, but the crime rate is nothing to worry about and is slightly less than the national average.
