Downtown Orlando, as the name suggests, is located in the heart of the city. It is made up of several different neighborhoods, including the Central Business District (sometimes referred to as the Financial District). Its population is estimated to be around 19,000, although its daytime population more than triples. 

There are several exclusive and desirable neighborhoods just outside the downtown core or just outside of Orlando, some of which include College Park (to the north), Baldwin Park (to the northeast), and Thornton Park (to the east).

The center of the city is known for its gorgeous lakefront high-rises and historic streets. Because the downtown is composed of offices and other businesses (including shops, restaurants, and entertainment opportunities) real estate is extremely sought-after—for who doesn’t want to live close to all the action?

With a real estate market made up of glass condos and modern townhomes, this area is a great option for young professionals or those seeking investment properties. Price point ranges, but there are more affordable options available on the market.

Extremely desirable, the waterfront condos in this area of the downtown don’t often stay on the market for very long, but they do offer one-of-a-kind views. Equipped with large windows, luxury upgrades, and fantastic condo amenities, these properties come with a higher price—but are most definitely worth it!

 

Downtown Orlando Highlights & Amenities

This is where the excitement is! Downtown Orlando is where you’ll find some of the coolest restaurants and vibrant nightlife. With its walkable streets and historic buildings, there’s so much to see and do in this city.

Lake Eola Park is centrally-located, and is where many residents go to unplug for a bit during the day or take the dog for a walk. This area is also great for the kids, as there is a big playground in the eastern section of the park. Take a boat out on the lake, experience an event at the Walt Disney Amphitheater, or shop for fresh produce at the farmer’s market—all in the downtown core!

The city is also known for its fabulous dining options. From casual eats to high-end, you can grab lunch during work hours or have a night out with friends. Coffee shops, cafes, bars, and more are all located within the center of Orlando.  

There are also many opportunities to listen to live music, or watch sports or exciting performances. This includes the Amway Center, Downtown Orlando’s arena, and the Dr. Phillips Center for the Performing Arts, the area’s performing arts theater. 

Other highlights and attractions in Downtown Orlando include the Orange County Regional History Center, Heritage Square Park, the Orlando Public Library, the SAK Comedy Club, Seneff Arts Plaza, Wells' Built Museum of African American History & Culture, and the historic Church Street Station… which could be haunted!
