New apartment units are rising in Apopka. Development partners Dewfall Hathaway and Carlyle Realty Partners X announced the Oct. 15 start of vertical construction on the Exchange at Wyld Oaks.

Inside the Exchange

The 325-unit luxury apartment community is Wyld Oaks’ first multifamily project to go vertical. The following three floor plans will be available:

  • one-bed, one-bath averaging 741 square feet
  • two-bed, two-bath averaging 1,081 square feet
  • three-bedroom, two-bathroom averaging 1,307 square feet

The project will be close to Wyld Oaks primary community park, Yonder, and the shops, restaurants, and medical services at the upcoming town center.

"Welcoming Exchange at Wyld Oaks is an important moment for us because it validates the fundamentals we have been building toward from the start," said real estate developer and Wyld Oaks founder Joseph Benenati in a prepared statement. “Wyld Oaks is no longer simply a vision for what Northwest Orlando could become. It is taking shape now, and you can see the vertical construction from the 429 Beltway, with many more exciting construction starts on the horizon."

Wyld Oaks progress

The 215-acre mixed-use development, located just off the 429 Beltway and the West Kelly Park Road interchange in northwest Apopka, will bring 300,000 square feet of shops, restaurants, and retail along with hotels and a mix of apartments, condos, and single-family homes. Local retail operators will be sought over national chains, and AdventHealth has committed to bringing an advanced ER to the community with plans to add a hospital.

Wyld Oaks broke ground in 2024 and last year marked the completion of infrastructure work, including two miles of roadways and potable water, wastewater, and stormwater utilities. Traffic and pedestrian infrastructure have been added, and the community’s WyldTech fiber network is nearing completion.

According to the development team, more than 2,200 new homes are under construction within two miles of the site, and more than 13,000 residential units are planned within five miles.

Opportunities

Wyld Oaks is fully entitled and inviting the next wave of partnerships with opportunities that include:

  • Thousands of feet of frontage along the 429 Beltway and Kelly Park Road
  • More than 300,000 square feet of planned retail, including ground-floor retail and available outparcels
  • Hotel sites for hospitality brands serving the growing visitor economy
  • Additional multifamily, dining, entertainment, wellness, and service uses

“Apopka’s growth has created a retail opportunity gap of nearly $300 million in this trade area,” Beninati says. “Wyld Oaks is designed to bridge that gap, and the partners who join us now will help shape what this community becomes for decades.”
