The growth of Osceola County’s NeoCity technology hub took two steps forward this week with approvals for a state-of-the-art health care campus and a city center.

Osceola County commissioners this week approved a purchase-and-development proposal by AdventHealth for 20 acres at the NeoCity South site in St. Cloud. The agreement outlines the development of a health care campus to be constructed in phases over the next eight years. The plan features an 80-bed hospital will have the capacity to expand to 200 beds. Aside from advancing the NeoCity expansion, the concept boosts AdventHealth’s Osceola County care network, which includes facilities in Kissimmee, Celebration, Poinciana, and the Partin Settlement Health Park.
St. Cloud leaders previously approved the rezoning of 327 acres, located by the future Nolte Road/Florida's Turnpike interchange, for the development of NeoCity South. The concept expands the economic mission of the existing 500-acre NeoCity technology campus, adding high-wage jobs and essential services while diversifying the county's economy beyond tourism and agriculture.

Commissioners also approved a City Center project that was envisioned in the NeoCity Master Plan, presented in 2022. Proposed by SM NeoCity Developer, LLC., the concept will develop 13 acres along the Lake Toho Water Restoration Pond by the first NeoCity site. Approximately 1.6 million-square-feet of high-density mixed-use will add residential units, offices, restaurants and shops. An upscale hotel will support events on site and at the neighboring Osceola Heritage Park, located across U.S. Highway 192.

Osceola Heritage Park began discussions last month for a mixed-use development that includes Orlando City SC and Orlando Pride training facilities.
The City Center will also feature a NeoCity Performing Arts Center and an urban walkway to connect key amenities. The developer has the option to proceed in phases based on market conditions and demand. Project timetables are forthcoming.
