South Lake County’s 15,000-acre master plan, Wellness Way, will include residential and commercial development, high-tech, high-wage jobs, and reserves for environmentally sensitive areas. Two new projects will add a selection of unique accommodations and resort living.
Esplanade
Esplanade at McKinnon Groves by Taylor Morrison is located on 358 acres by Hartwood Marsh Road, just beyond the Winter Garden city limits. Plans began in 2021 with the county's Planned Unit Development rezoning of the property. The community will offer 658 homes in eight, one-story floor plans with pricing in the 400's. Details include the following:
- sizes between 1,575 square feet and 2,833 square feet
- a choice of 2-3 beds, 2-3.5 baths, and 2-3-car garages
- pond and nature views

The Esplanade brand is geared toward active adult lifestyles with communities throughout Florida and in California, Nevada, and North Carolina. Residents enjoy clubhouse amenities, pools, fitness centers, and a selection of curated services such as sports and travel programs, culinary experiences, and a pet concierge.

Land is cleared with the first of four construction phases set to begin this year. Completion of the first homes is estimated for early-to-mid 2026.
Panther Run
Meanwhile, South Florida-based GT USA will offer resort and residential districts at its Panther Run development. The communities will reside on nearly 2,400 acres that run from U.S. Highway 27 to the Orange County line.

The resort district will feature two, 600-room hotels, approximately 1,000 vacation and short-term rental properties, and 1.5 million square feet of mixed-use commercial space. A neighboring residential district will include a 55-and-over “active adult community” with about 2,000 homes and a conservation area.
According to an Orlando Sentinel report, GT USA paid $165 million last year for the acreage with a 3,000-home residential plan in mind. The revised development was submitted in mid-September after county leaders requested the addition of more tourism and business uses.
Panther Run will be accompanied by new road construction with a connection to U.S. 27 and the C.R. 455. Zoning approval is expected by mid 2026 with the first units available in late 2027/early 2028.
