What Does a $200K vs $2 Million Home Look Like in Orlando?

By Jessica LaVigne

As you may know, Central Florida has a wide range of homes in various ranges of affordability. From condos in Downtown Orlando, to luxury homes in Golden Oak and Keene's Pointe, there’s something for everyone. Want to see how each compare? Let’s check it out!

$200’s - Downtown Orlando

With the market today, there really aren’t a lot of homes in this price range that are both affordable and in a prime location. However, Downtown Orlando is one of the best spots to buy an affordable condo in this range, while being located in the heart of the city and close to numerous restaurants, events, and Orlando nightlife. We found a listing at the Metropolitan at Lake Eola specifically that offers a lot, and all at a great price.

Converted from an old hotel in 2004, this building has seen a lot of transformation since its original build date in 1963. However, the modern decor and updates within the condominium really make purchasing in this building worthwhile.

This one bed, one bath condo is currently listed at $220,000, and offers 975 square feet of space with community amenities such as a 24-hour fitness center, resort style pool and cabana, and is within walking distance to the nearest Publix.

$400’s - East Orlando

Traveling over to the East side of Orlando you’ll find Moss Park, which is just north of Lake Nona up 417. What’s great about this area is that you’re still close to the airport and Lake Nona amenities, with the opportunity to own a home that is significantly more affordable.

At $479,900, this four bedroom, two bathroom single family home was built in 2005, and all on one level at 2,064 square feet. Unlike a townhome or condo, this home does not share walls with any neighbors, and offers much more privacy. If you were shopping around for a home just a little further south, a home of this size would probably range in the $600’s and higher, making this area a much better option when it comes to affordability.

$700’s - Horizon West

West Orlando has a lot of newer homes, with the average price for a home in the Horizon West area in the high $700’s. This is the prime location for theme park enthusiasts and investors, with only a 15 commute to Disney property and 25-30 minutes to Universal Orlando.

Listed at $725,000, this four bedroom, three and a half bathroom home in the Hamlin area was built in 2021, offering 2,724 square feet of living space and over $100K in upgrades! As we go up in price, each home offers more and more space, with the kitchen and living room in this home being a huge selling point. Upgrades in this newer home specifically include custom surround sound system, solar panels, and a bonus room with a full wet bar. Being on the Orange County Conservation, this home also has a beautiful water conservation view with the guarantee of no rear neighbors.

$1 Million+ - Windermere

The last home on our list is listed in one of the more luxurious neighborhoods in Orlando - Keene’s Pointe. This country club community currently has an average price of over $2 Million for homes on the market today, with the average price for homes sold over the past few months at $1.7 Million. Amenities include a members-only 18-hole golf course, tennis courts, fitness center, community pool, and dining options within the community.

This property specifically is listed at $1.9 Million, boasting six bedrooms and five bathrooms at 4,189 square feet. Although homes in Keene’s Pointe offer a lot of space, many need a lot of upgrades to really do justice to the home, especially those built in the early 2000s. This property, however, has already been completely upgraded with solar panels, contemporary fixtures, glass railing on the stairs, a summer kitchen in the covered lanai, and so much more.
