The number of downtown Winter Garden property sales has grown with the purchase of The Exchange at 270 W. Plant St.
Details
The three-story, 42,827-square-foot mixed-use building boasts a tenant list that includes The Hangry Bison, Foxtail Coffee, Apricot Lane, Mangoni Italian Market Pizza, LiveTrends, and The Orlando Real parent company, Pozek Group. An email dated March 30 informed tenants that leases would be reassigned from the former landlord, Crazy Plant Holdings, LLC, to the new landlord, Legacy Exchange, LLC, a Delaware limited liability company.
The property was listed by Foundry Commercial’s Investment Advisory Group and sold for approximately $24.5 million, according to county tax records. The Orange County Property Appraiser website continues to list the address under Crazy Plant Holdings, but the Orange County Comptroller website lists the deed as signed on March 30.
Buyers and sellers
Crazy Plant Holdings has ties to R.C. Stevens Construction Company Vice President, Tim Keating III, who did not respond to a request for comment.
Legacy Exchange has ties to the West Palm Beach-based Gunster law firm, which is listed as the registered agent. Gunster was also linked to Legacy Edgewater, LLC and Anton Property Investors, LLC.: entities tied to the purchases of Winter Garden’s Edgewater Hotel and Real Estate Collection Building by Jim Larweth, founder and executive vice president of Winter Garden-based Anton Rx. Attempts to reach Larweth for comment were unsuccessful.
The Exchange building purchase is the latest in a series of high-profile commercial transactions in downtown Winter Garden that left some tenants, including Three Birds Café, Polka Dotz, and Driftwood Market, without lease extensions. Some Winter Garden residents have expressed concern over possible changes to Plant Street’s locally-owned vibe and attempts were made to petition the city’s help. However, city leaders have stated they do not have the authority to intervene in matters between property owners and tenants.
The March 30 email to Exchange tenants makes no mention of changes to lease agreements.
