4 Orlando Neighborhoods Changing the Area

There are four neighborhoods in Orlando that are transforming the city into something new. From Saint Cloud and Downtown Orlando to Clermont, these four neighborhoods are sure to bring you a whole new living experience. Let’s check them out!

Sunbridge - Saint Cloud

Located in Saint Cloud, Sunbridge stretches across two counties and takes its dedication to preserving nature and saving energy to a whole other level. As of right now, there are several homes with full Tesla solar roofs, and others with solar panels intertwined. When constructing these homes, builders also take wood from the neighborhood in order to preserve their goal of being energy efficient and conscious of the environment.

Sunbridge is made up of 25,000 acres, and currently, you can find Basecamp and Weslyn Park along Cyrils Drive. Weslyn Park is packed with parks, trails, swimming pools and even comes with a community garden where residents can pick fresh fruits and vegetables!

Coming to Sunbridge is the future development "Marina Village", in the Marina District, where a new town center is currently under construction. Marina Village will overlook a classic marina and be filled with bistros and boutiques, as well as workplaces and residences. Imagine waking up to a beautiful view of the marina and taking the morning to go kayaking.

There are loads of different styles that set Sunbridge apart from other neighborhoods in Orlando. If you’re a fan of similar areas such as the master-planned Laureate Park or Celebration, come take a gander at Sunbridge!

EverBe - Pulte Homes

At EverBe, the phrase “location, location, location” has never been truer. This neighborhood isn’t necessarily shaping Central Florida as significantly as others, but it certainly has a lot to offer.

EverBe is connected by the 417 and 528 Beachline Expressways, and provides easy access to Orlando’s most influential activity centers such as UCF, Waterford Lakes, Lake Nona, Downtown Orlando, or even Florida’s Space Coast. Nothing is confirmed yet, but Pulte Homes has been developing EverBe for some time now and are saying it will begin releasing lots in the Spring of 2023.

EverBe Phase 1

EverBe will feature an abundance of single family homes and townhomes, will have a waterfront amenity and town center, and will balance human nature with mother nature. Be sure to check out its expansive green spaces, central parks, playgrounds and community pools on their website.

In addition to the amenities, EverBe pluses include its size and location. Here, you’re only about 15 minutes from Downtown Orlando, Disney World and the Orlando International Airport. Thanks to the convenient access to the 528 Beachline Expressway, EverBe is also only 45 minutes from the beach and Florida’s Space Coast!

As the Lee Vista area gets transformed into EverBe, it makes for a great opportunity for those looking to move this year!

The Packing District - College Park

The Packing District takes up 202 acres of Orlando’s surface area and is a neighborhood rooted in history. Much of this area is very industrial, and the bricks by Toll Brothers are breaking the mold on residential in this area with 1400 to 2100 square foot townhomes ranging from $400K-$700K.

Of the 202 acre property, 97 of them will be converted from industrial and commercial use to mixed-use and residential. There will be 105 acres of a dedicated regional park, which includes a 40-acre urban farm.

There are also great amenities coming to the Packing District such as the Orlando Tennis Center, the new YMCA, trails, the urban farm and a marketplace to go with it. The Dr. Phillips Charities are responsible for bankrolling this area and the land acquisition and development — an interesting take on something brand new to the city of Orlando.

Wellness Way - Clermont

Located east of US 27 in Clermont lies Horizon West neighbor Wellness Way, a 15,471 acre development, part of which will be a 243 acre entertainment and sports district called the Olympus project. 

In August of 2022, the owner and founder of the Tampa Bay Lightning, Phil Esposito, committed to putting a 20,000 square foot ice hockey rink and training facility, giving us a look at what’s going to go on with the Olympians in this area. This project aims to combine multi-sport training, competition venues, leading-edge wellness, health and fitness facilities, and a town center with restaurants, shops, hotels, cultural and community events. Lake County is known for having residents who are into extreme sports and training because of all the hills and lakes, so they’re going to take this idea and build a community.

Wellness Way was formerly referred to as the South Lake Sector Planning Area and was largely rural and undeveloped. However, as people continue to move to Orlando and shape the city, it’s time for Central Florida to grow with them. It is anticipated that Wellness Way will include 16,531 residential units, but that number will adjust as development continues.

Many years ago, Horizon West was not that popular, and now, it is one of the fastest growing communities in the entire country. The Pozek Group believes Wellness Way will follow a similar trend to Horizon West for a variety of reasons, such as how pricing in Lake County is less than it is in Winter Garden, but the proximity will provide easy access to downtown and the Disney parks and resorts.

Orlando is blossoming into a huge, diverse community with people moving from all around the world, and developers are spending millions to turn the city into an amazing place to live.
