Fallon said that she set her clients up for success by carefully reviewing comps due to there being many similar homes listed in the neighborhood that weren’t selling.
“When you factored in the competitive asking price of new construction along with the buyer’s agent compensation they were offering and the buyer incentives, it was clear we’d have to list as aggressively as possible without leaving any money on the table,” Fallon said. “The sellers trusted my strategy on this, and it paid off. I continued to do research on what Mattamy was offering buyers every week to ensure we stayed competitive; I think this was key in today’s market.”
Fallon also helped this client buy a new home in Apopka!
“The builder originally didn’t want to give them a home to sell contingency, but we were able to negotiate that into their financing contingency with their lender, so this allowed us to go under contract for their new home before we ever even listed their Angelonia property,” she said. “We ended up having a simultaneous closing, so the family sold their Clermont listing in the morning and had closed on their new Apopka home that evening.”
