The suburb of Dr Phillips is located in Orange County, about a 20-minute drive southwest of Downtown Orlando. It is perhaps most well-known for its beautiful homes and its exclusive shopping and dining opportunities. As of 2020, the population of Dr Phillips was just over 11,000.
Dr Phillips is situated against the I-4 Express, which leads directly into Orlando, and located right outside Universal Studios Orlando. Directly east is the community of Bay Hill, and northeast is Windermere. To the south is Hunters Creek and Celebration.

Single-family homes for sale in Dr Phillips encompass a wide range of styles, but there is a definite preference for Mediterranean style architecture—or, at the very least, homes that incorporate a lot of these features into their design. Stucco exteriors, curved arched doorways, and tiled roofs are often found on homes for sale in this area (and sometimes even for condos as well) for both bungalows and multi-story properties.
Recent years have seen new construction and developments, but a new home is quite difficult to find on the market. Instead, many residents have renovated and updated older homes, specifically the area’s bungalows. Condos in Dr Phillips are not brand new construction either, but once again, units have been often revitalized—which is wonderful for buyers, as these units tend to be quite spacious already. Complexes in Vizcaya and Bay View Reserve also offer spectacular lake views.
Dr Phillips’ three large lakes (Spring Lake, Little Sand Lake, and Big Sand Lake) have meant that a multitude of waterfront properties have been constructed in this area. Of course, as some of the most desirable real estate in the community, these typically have luxury price points. Phillips Landing is a desirable gated community in Dr Phillips with gorgeous luxury homes, but each gated community does offer something a bit different. Phillips Bay, as an example, is a gated community that’s part of the Orange Tree Golf Club, which means beautiful golf area homes, great amenities, and landscaping.

A big part of the draw to Dr Phillips is its amenities and great location. It is located near some of the area’s big attractions; only a 15-minute drive to Disney and about the same time to Universal Studios. Downtown Orlando and all of its museums, shops, restaurants, and live music venues is only about 20 minutes away.
But Dr Phillips is known for its own shopping and dining areas. It is home to Restaurant Row, located on and around Sand Lake Road, which has over 150 different options for great eats—from fast food chains all the way to upscale fine dining. O-Town West, a new mixed-use area around Lake Ruby, is currently under development, and will offer even more retail space and restaurants.
When it comes to other community amenities, Dr Philliips is mostly residential. Gated communities (and regular neighborhoods as well) have their own amenities for residents to use, which often includes tennis courts, basketball courts, playgrounds, and green spaces. Condo and townhome complexes have outdoor pools, parking spaces, and common use areas, such as game or event rooms.
