Orlando’s Packing District dates back almost a hundred years, originating with citrus producer Dr. Phillip Phillips' vision of sharing Florida oranges with the world. Now, the once-industrial area is coming back to life.
Dr. Phillips Charities is behind the $700-million project, which began in 2018, making the 202-acre site new again with homes, workout facilities, eateries, and more. Below we’ve highlighted some of what’s to come for the revitalized area.
The Brix
One of the biggest things under construction at the Packing District is the Brix by Toll Brothers. Located on Princeton Street and just east of John Young Parkway, the community includes 135 luxury townhomes, priced from the high $500’s to the low $800’s.

There are four different models of the three-story townhomes to choose from, ranging in size from 1,449 to 2,059 square feet. The smallest of the four, the Samson Modern II, starts with a small living space on the first floor, with the main living area and kitchen on the second floor. Up on the third floor you’ll find 2 bathrooms and 2 bedrooms, including a spacious primary suite.
The largest of the models, Nova Elite II, comes with 4 bedrooms, 3.5 bathrooms, and a 2-car garage. Like the Samson Modern II, the main living space is on the third floor, including a large kitchen and a great room with the option for a fireplace.
The biggest draw for both models, in my opinion, is the rooftop terrace above each one. The deck offers a tremendous view of downtown Orlando and includes prep packages for an outdoor kitchen, a fireplace, and a hot tub—all the makings for a perfect gathering spot.

The Brix will have a dog park and seating areas and green spaces. It will also be within walking distance of a number of new spots (which we’ll get more into below), and the community is near several popular locations like College Park and Downtown Orlando.
YMCA
One of the new spots within walking distance to the Brix will be the Leonard & Marjorie Williams Family YMCA. The 33,000-square-foot facility will include a boutique fitness studio, a pool, kids’ splash pad, workout classes, and more for members throughout the Packing District.

Membership starts at $29 a month for a single person, or $160 a month for a family of four. And, with a “Y Your Way” membership, you can customize your membership so you only pay for what you and your family want and need.
The Juice Stand
A replica of the original 1900s orange juice stand, the 1,800-square-foot Juice Stand will be home to a number of vendors, including Foxtail Coffee, Kelly’s Ice Cream, and Ravenous Pig Brewing Co.

Under construction at the northeast corner of Princeton Street and Orange Blossom Trail, the building will feature brick repurposed from old buildings constructed by Dr. Phillips in the mid-1900s, a design choice that will be seen throughout the Packing District to pay homage to its historical roots.
What else is coming?
Much more is on the way to the revitalized Packing District. Pedestrian and bike paths will connect a network of plazas and stretch into College Park. An amphitheater is under construction, and a park pavilion will play host to a variety of activities, including concerts, art performances, and weddings.
A farmer’s market will give Packing District residents access to locally-made products, and a food hall will house 11 vendors offering diverse dishes. A Publix is also on the way to the area and will sit on the original Dr. Phillips packing house location, and the Cannery, a 3,500-unit luxury apartment complex, will put its residents close to all that the district has to offer.
Overall
The Packing District will expand the boundaries of the College Park area and will prove to be a community of the future, without forgetting its rich history. Over the next decade it’s expected to mature and grow, making it a great place to settle in for the long haul.
