Orlando’s affordable housing portfolio is deepening with a new 328-unit, Class-A multifamily development, under way between Winter Park and College Park.
The project, dubbed The Edgewater, will be located at 2040 Lee Road and is backed by national multifamily developer, Wood Partners. A groundbreaking took place on September 24 on the lakefront property that formerly housed Sandy Shores Mobile Home Park and Lake Breeze RV Park. Wood Partners acquired the land in August after it was annexed to the city of Orlando in 2024.
The Edgewater will overlook Lake Fairview with 56 of its 328 units facing the water.
"With its lake frontage, adjacency to community parks and convenience to some of Greater Orlando's leading employment hubs, shopping and dining destinations, this location is certain to appeal to a broad range of renters," reads a statement from Wood Partners Executive Managing Director, Bryan Borland.
The project joins the firm’s line of attainable housing developments, offering upscale living in well-located suburban sites at cost-effective rates. The communities are built with top-of-the-line amenities and upscale finishes like granite countertops and stainless steel appliances.
The Edgewater will offer one-, two-, and three-bedroom floorpans and 56 of its 328 units will feature lakefront views. Residents will also enjoy close proximity to several retail and restaurant locations, from Winter Park Village and downtown Winter Park to The Packing District. First unit delivery is anticipated for the fall of 2026.
Wood Properties has developed additional properties in Orlando, Longwood, Apopka, Winter Garden, and Davenport.
