The established, residential neighborhoods of Thornton Park and Delaney Park are desirable for their exceptional locations, beautiful homes, and excellent amenities. Thornton Park is located north of the expressway, while Delaney Park is located south, but both neighborhoods are just a few minutes away from Orlando’s Central Business District. 

When it comes to real estate, both Thornton Park and Delaney Park are mostly made up of single-family homes. And because they are some of the older communities in and around the city, these neighborhoods have a number of historic properties, several with construction dates between the 1920s and 1950s. On occasion, these historic homes include multi-family properties such as duplexes and triplexes, but these are rarer to find on the market.

Despite these neighborhoods being recognized for their historic homes, homeowners have often updated these interiors or simply built new, custom homes on these lots. As a result, Thornton Park and Delaney Park have an eccentric mixture of older and newer homes. 

Condos, however, are quite limited in these neighborhoods. In fact, there are only a few condo buildings in these areas: Lakeside at Delaney Park, Briercliff Commons Condos (Delaney Park), and Thornton Park Central. Townhomes are also limited, with a few at the intersection of North Hyer Avenue and East Washington Street in Thornton Park. 

Lakeside at Delaney Park is located at 1100 Delaney Avenue, right across the street from Delaney Park—the green space that is! This is a larger, mid-rise complex. Across from Lakeside at Delaney Park is Briercliff Commons Condos. Found at the intersection of Delaney Avenue and Briercliff Drive, this small, brick complex has the appearance of a townhome residence, and is rarely found on the market. One of the most desirable residences in this area is Thornton Park Central, which is a large condo complex at 10 North Summerlin Avenue. With shops and restaurants on the first floor, this loft-style apartment building has exposed ductwork, concrete walls, and a young, contemporary feeling. 

One of the biggest benefits of condo living is that the properties are more affordable than the single-family homes, but offer the same, desirable amenities and neighborhood address. 

Thornton Park & Delaney Park Condo Highlights & Amenities

Thornton Park and Delaney Park are not necessarily large neighborhoods by any stretch, but they are very sought-after. Condos for sale quickly appear and disappear from the market. There are also typically opportunities to both rent or own units in these buildings. Condo fees vary from building to building, and can increase over time.

Lakeside at Delaney Park is desirable for its location directly across from the neighborhood park. However, like its name suggests, it backs onto Lake Copeland, and its waterfront location definitely adds to the scenic beauty and privacy of this complex. Resident parking is available and assigned. Other amenities include an outdoor pool and grill area, as well as a fitness center. This complex, much like Briercliff Commons Condos, is just minutes away from the commercial area along South Orange Avenue—which includes medical facilities, big chain stores, restaurants, and more. 

Thornton Park Central is known for its exceptional location (and beautiful interiors, of course!). Parking can differ based on renting or buying, but in general residents are provided one unassigned parking space, as well as the opportunity to purchase assigned or additional parking. Other amenities include storage space and secure entry. This condo complex is a block away from Lake Eola Park and all of its events, and is within walking distance to grocery stores, restaurants and bars, shopping, the Farmers Market, and more.
