The city of Altamonte Springs is located in the Greater Orlando Area, and is part of Seminole County. It centers on the I-4 and stretches roughly from State Road 434 in the north down to Maitland Boulevard in the south. Within the city limits are a number of large lakes, the most significant being Lake Lotus, Lake Orienta, and Lake Prairie, though only the first has a park on its shoreline. As of 2023, the population of Altamonte Springs was about 45,000, which is comparable to cities such as Sanford, Meadow Woods, and Clermont.

Surrounding communities include the following: Wekiwa Springs to north; Casselberry and Oviedo to the east; Maitland, Winter Park, and Orlando to the south; and Forest City and Apopka to the west. For those looking for a quieter, but still centrally-located, city in the Orlando area, then Altamonte Springs might just be what you're looking for.

Like many of the other cities in this region, real estate is diverse, and includes single-family homes, multi-family homes (condos, townhomes, and other rental properties), and even vacant lots. Comparatively, Altamonte Springs is a more affordable option to other areas around Orlando, and thus attracts a variety of buyers: from working professionals to first-time homebuyers. The city is also pretty built out, so new construction homes are quite rare to find on the market.

In regards to home style and type, single-family homes for sale in Altamonte Springs encompass a variety of styles, although single-story ranches are by far the most popular. Many of the properties in this city were built between the 1960s and 1980s (with a significant portion in the 1970s), and this was the popular architectural style of the time. A lot of buyers like Altamonte Springs because the homes and the neighborhoods are established, and there's a certain charm and character to the area that feels like home. Despite many of the single-family homes being older, it is pretty common to find that properties have been recently renovated, incorporating some of the modern elements into their design, such as upgraded kitchens and bathrooms, recessed lighting, and new appliances. 

Altamonte Springs also has its fair share of gated and private communities. Spring Lake Hills is significant, as it was the first gated community in the county, and houses 229 single-family properties around Spring Lake and Lake Destiny.  Similarly, Oak Harbour sits on the shores of Lake Orienta, and features amenities for its residents that include a clubhouse and private lake access.

Condos and townhomes for sale in Altamonte Springs are another option for buyers, with a wide selection. Units can, as well, be part of gated communities (Kensington Park, for example) and are either low-rise or mid-rise complexes. 55+ condos and assisted living facilities are an option for retirees. As well, both condos and single-family home neighborhoods can have HOAs.

Altamonte Springs Highlights & Amenities

The city of Altamonte Springs mixes residential, commercial, and substantial park space together. The Altamonte Mall is one of the major attractions in the city, with a movie theater and over one hundred and fifty options for shopping and dining. This large shopping center is also located right next to Cranes Roost Park, which features a waterfront boardwalk and an amphitheater. One the opposite side of the community (at the intersection of State Road 436 and State Road 434) is another large outdoor mall, which features chain discount stores, grocery stores, and home improvement/home goods stores.

There are numerous green spaces in Altamonte Springs for those of all ages. Merill Park, for example, has three softball fields and a playground for the kids, while Eastmonte Park features tennis courts, football and baseball fields, and more. The biggest park in the city, however, is Lake Lotus Park, which has forest trails and a lookout point on the water in about one hundred and fifty acres of protected land.

In regards to transit, Altamonte Springs has a SunRail station, as well as bus services throughout the city. It's only minutes to surrounding communities and about eleven miles to Orlando's downtown core.
