The development firm behind Ovation Orlando is making progress on what some locals consider to be Disney Springs 2.0. South Florida-based Accesso is advancing a plan for an upscale shopping and dining destination less than a mile from Walt Disney World Resort. The Orlando Real received a project update with new renderings and an adjusted construction timeline.
Summary

Ovation will replace the abandoned Orlando Sun Resort property, located by Interstate 4 and U.S. 192. Accesso and venture partner, Meyers Group, purchased the 76-acre property for just over $70 million in 2025 with plans for 670,000 square-feet of mixed use space. Years of neglect and property overgrowth required extensive demolition and land clearing. The effort began in February and debris removal is still under way.

The Orlando Real previously reported on the proposed tenant breakdown, which will include:
- 33% restaurants
- 33% entertainment
- 34% retail
Additionally, three signature hotel properties will offer a total of 740 units.
As with Disney Springs, Ovation’s mix of tenants will occupy district-style zones featuring their own ambiance. New-to-market restaurants, upscale shops and retailers are being sought, and letters of intent have been submitted for the leasing of about 450,000 square feet of space.
New visuals
A preliminary list of five themed zones has been reorganized into the three - Garden, Gallery, and Vibe. A new set of renderings shows concepts for each, but the design phase remains in progress and changes are possible.
The Garden

A relaxed waterfront setting with tropical landscapes, dining, and boutique retail. Shaded promenades, patio dining, and walking paths will offer shoreline views.
The Gallery

A creative hub blending art, technology, and immersive retail experiences anchored by one of the hotel properties. Interactive installations and innovative tenants will highlight the experience.
The Vibe

A high-energy, media-rich environment where flagship retail, dining, and entertainment create a dynamic experience. Bars, lounges, and restaurants line the street with patios, vibrant lighting, and digital facades.
New timeline
An Accesso representative informed The Orlando Real that a phased construction schedule will break ground in the first half of 2027. All districts are expected to open in 2028 and construction of the remaining phases will begin shortly after. There are currently no confirmed tenants, but leasing is under way with “significant interest from leading national and international brands.”
Tenant confirmations and construction updates will be released when available.
