Windermere, officially a town, is located amongst the Butler Chain of Lakes—and is one of the most highly sought-after areas to purchase real estate in the Orlando Metropolitan area. The market in and of itself comprises entirely single-family homes, and the town’s small size means that properties on the market are limited. 

Like many of the other communities in this region, waterfront homes are very desirable, for their location adds priceless ambiance and privacy. These homes, as a result, primarily fall into the luxury price point—with some estates listed in the double-digit millions. For those searching for a gorgeous, private home with excellent amenities, the community of Windermere is an excellent choice.

The center of town is home to both older properties (bungalows built around the 1960s and 1970s) and new construction homes. However, detached homes located on the lakefront are typically newer, custom builds. Sometimes there are also opportunities to purchase vacant land, as a way to build your dream home, but these are generally located away from the downtown—around the other lakes in the area.

As most of these properties are custom built, floor plans, architectural style, and amenities vary from property to property. Of course, one of the most desirable features of a waterfront home is lake access, and Windermere homes don’t disappoint. In regards to interiors and amenities, there are some incredible waterfront homes for sale in Windermere. Mediterranean architecture is a popular exterior style, although homeowners don’t always carry that through to the interior design. High ceilings, ample square footage, top-quality appliances, and pools (in-home or backyard) are popular home features, but homebuyers may also find homes with custom furniture, unique floor plans and designs, and additional rooms (for example, game rooms or home theaters). 

Windermere Highlights & Amenities

The narrow, downtown area of Windermere is located between Lake Butler and Lake Down, at the intersection of Main Street and 6th Avenue. Consisting of only a few blocks, waterfront homeowners can walk the short distance to enjoy a cup of coffee at Paloma Coffee Co, or check out a book at the Windermere Public Library. 

Windermere is also home to several parks. The Pines at Windermere is the community’s largest green space, located right on the waterfront, and is only available to residents through private booking. The park features a baseball diamond, a playground for the kids, tennis courts, and a large event space. 

In the downtown area, Windermere residents can visit the many nearby parks on foot or by car. These include Central Park and Park Among the Lakes, as well as the Town Square. On the waterfront, Fernwood Park has a boat launch, which leads into Lake Butler, and Lake Street Park (found on Lake Down) has a small boardwalk. Additionally, the boat ramp for Lake Down is located further east, off of Conroy Windermere Road. North of the downtown, the Windermere Recreation Center (usually just called "Butler Bay") is a popular waterfront park located on Lake Crescent. From boating to swimming, waterfront homeowners in Windermere enjoy the abundance of outdoor recreation offered.
