The center of town is home to both older properties (bungalows built around the 1960s and 1970s) and new construction homes. However, detached homes located on the lakefront are typically newer, custom builds. Sometimes there are also opportunities to purchase vacant land, as a way to build your dream home, but these are generally located away from the downtown—around the other lakes in the area.

The narrow, downtown area of Windermere is located between Lake Butler and Lake Down, at the intersection of Main Street and 6th Avenue. Consisting of only a few blocks, waterfront homeowners can walk the short distance to enjoy a cup of coffee at Paloma Coffee Co, or check out a book at the Windermere Public Library.
Windermere is also home to several parks. The Pines at Windermere is the community’s largest green space, located right on the waterfront, and is only available to residents through private booking. The park features a baseball diamond, a playground for the kids, tennis courts, and a large event space.
In the downtown area, Windermere residents can visit the many nearby parks on foot or by car. These include Central Park and Park Among the Lakes, as well as the Town Square. On the waterfront, Fernwood Park has a boat launch, which leads into Lake Butler, and Lake Street Park (found on Lake Down) has a small boardwalk. Additionally, the boat ramp for Lake Down is located further east, off of Conroy Windermere Road. North of the downtown, the Windermere Recreation Center (usually just called "Butler Bay") is a popular waterfront park located on Lake Crescent.
