The beautiful, growing city of Winter Garden is located on Lake Apopka—one of the largest lakes in the entire state. This, combined with the many small lakes, ponds, and bodies of water in the area provide ample opportunity to own a waterfront home.

Real estate in Winter Garden is composed of single-family homes, condos, and townhomes, and while there are usually many active listings for this area, waterfront properties are far more exclusive. These homes are typically larger in size, and their locations mean additional (and desirable) privacy. In waterfront condo communities, such as The Grove Resort, amenities include a sock on a private lake—perfect for paddle boating and fishing.

Single-family homes in Winter Garden with waterfront locations are a mixture of bungalows and multi-story homes, although the former is slightly more common in this city. Waterfront properties are located in some of the most exclusive neighborhoods, and begin at higher price points than other homes for sale.

Gated communities, such as Black Lake Park, or golf communities, such as Stoneybrook West, are desirable for their amenities and private lifestyles, but also have a small portion of waterfront homes that can sometimes become available on the market. Homes on the lakefront typically have their own private dock, which makes these properties popular with boating enthusiasts. While lake homes are most sought-after, there are many more homes in the city that back onto smaller water features (occasionally with fountains), and this unfortunately does not allow for boating of any kind. However, these properties have a lot of curb appeal and are still very desirable.

There are also a number of luxury waterfront homes in Winter Garden. The epitome of opulence and splendor, these homes are highly-desirable for they possess either their own private dock, or are located near area boat ramps. Turkey Island, a small peninsula on Johns Lake, has a small number of luxury waterfront homes in its community of Emerald Pointe (a sub-community of Hickory Hammock). Many of these homes are new construction and custom built, as well—truly the epitome of luxury.

Winter Garden Waterfront Highlights & Amenities

The city of Winter Garden is perhaps most well-known for being a beautiful, family-friendly area with plenty of amenities. Its location on the lake combined with its historic downtown area makes Winter Garden a big draw for potential homebuyers. As well, the city particularly appeals to families for its safe, quiet neighborhoods and multitude of schools.

Winter Garden is home to numerous shops and restaurants, from local businesses to large chains—although the Historic Downtown is where you’ll primarily find the former. Large retailers are found in the commercial areas along West Colonial Drive, and include grocery stores, auto repair and maintenance shops, banks, and fast food restaurants. In contrast, the historic areas of Winter Garden are where residents and visitors can experience the city’s museums and preserved buildings, all along cobblestone streets. This is also where you’ll find the Winter Garden Farmers Market—one of the biggest attractions in the city.

There are also an abundance of parks and green spaces across Winter Garden. From small neighborhood parks with playgrounds for the kids, to the large lakeside preserves, the city has balanced development with natural spaces. Popular parks include Newton Park, which sits on Lake Apopka, Veterans Memorial Park, and Braddock Park in the south end.
