Community Spotlight: Oviedo

Oviedo is located in East Orlando, officially incorporated as a city in 1925. This area offers affordable housing and luxury options, as well as great entertainment and dining options, all within a 20-30 minute drive.

Where is it?

Oviedo is conveniently located within thirty minutes of every major city in or near Orlando. Downtown Orlando is only a twenty-minute drive since all of the major highways have entrances in Oviedo. Although this area is in East Orlando, the theme parks are only about 30-40 minutes on average. If traffic allows, sometimes you can make it to the beach in under an hour!

Pricing and History

Oviedo homes include a wide range for all budgets, and can be as low as the high $100’s for a manufactured home or condo, all the way to $1.5 Million for a luxury single family home. The average price for a four bedroom, three bathroom home in Oviedo is in the mid $500’s. Most houses end up staying on the market for around 20 days on average, with the highest at 60 days over the past year.

Oviedo also offers many apartment options, a lot of which are centered around the University of Central Florida. The average one bedroom apartment costs around $1,500 per month, while three bedrooms cost around $2,000, and two-bedrooms somewhere in between. There are a lot of newer apartment complexes as well that may cost slightly more, but include nicer amenities.

Food Options

Since Oviedo is a growing city, new restaurants are popping up all over the place all the time! You can easily dine at your favorite chain restaurants, whether that’s Blaze, Taco Bell, or Miller’s Ale House, or you can dine/drink at the independent businesses located all around Oviedo including The Muddy Root

Just south of UCF, the Waterford Lakes Town Center has numerous restaurants to choose from ranging from casual to formal dining. If you want to adventure outside of Oviedo, Winter Park and Downtown Orlando are only twenty-minute drives, and have more restaurants such as Farm & Haus and Ann Teague’s Lamp Supply.

Shopping

Oviedo has a small variety of stores throughout, and the Oviedo Farmer’s Market every first and third Saturday! If you’re looking for something in particular or just browsing, the Oviedo Mall has some shopping options typical for any mall, as well as Regal Cinema and a food court.

Waterford Lakes Town Center offers a bit more of a variety when it comes to shopping, including more than double the amount of shops and food options. The shopping center has 20+ stores, and 30+ restaurants/bars/etc.

Overall

Oviedo is a good location for pretty much anyone who wants to live near Orlando without the stress of high housing prices and Orlando tourism. It has close proximity to the major cities nearby and its own culture. If you’re looking for a spot that’s outside of the tourist areas of Orlando, Oviedo is definitely the place for you!
